It's All About The Motivation!
I wasn't born a Motivated Rehabber; I learned from Investor Resources and continuing Education.
I believe we're all alike when it comes to getting out of bed in the morning to do something we dread. Yet we have to do what we have to do - right?
I am a very motivated rehabber because I enjoy the experience of the work I do, and who I do it for - me. It's easy for me to wake up to a project I look forward to doing each day.
The biggest problem I had over the last few decades was finding out what I wanted to wake up to each morning, and finding what it was I "wanted to do" instead of "having to do"... Seeing how; "we only live once".
Real Estate Investor Resources and Education over a period of time taught me how to make money with the work I enjoy, while owning the property I'm working on, and eliminating the employer - bosses - and customers.
We need very little motivation to do what we love to do!
We need a lot of motivation to do what we don't like to do!
My goal here is to identify the work we enjoy most! Then we can spend more of our precious time doing what we want to do instead of constantly getting pumped up and motivated.

Real Estate Investor Resources and Education
When I realized I was good at the skilled trades, fairly good at the paper work end of managing my personal accounting, and the paper work for my past jobs... I was eager to find out if I could put it all together and start my own business.
I stumbled when it came to my own business with a Builder and Mechanical License. I was even more frustrated with a Realtor License. Landlording is okay yet something was still missing.
I continued with investor education, joined an investment club, networked with like minded people, and evolved into a Motivated Rehabber
This may sound strange but... It's more than just money that I was looking for! I had a high paying job once but I just wasn't motivated to go to work everyday! I also had a high paying factory job that went out of business in 1979. My goal evolved into making enough money to enjoy the freedom to do what I want to do - And that's exactly what I did, Anyone Can!

Positive Thinking
I don't want to go overboard on positive thinking on this site. Positive thinking about something I don't like doing doesn't work for me. Let's move on...
Think and Grow Rich by Napoleon Hill is one great book I would recommend. Bottom line here is that when we find what we like to do, and make sufficient money at it...
Do more of it!
Of course keep up with the changes, continue learning about what you do and stay competitive in your market place with ongoing education... That's how I became a motivated rehabber!

Hiring A Real Estate Investing Coach.
I hired a Coach...
At $350.00 per half hour...
Here's how it went:
Coach asks: What do you want to do?
I answered: Buy a property, fix it up, and sell it for a profit.
Coach says: Go look at properties, buy one, fix it up, and sell it for a profit.
So I did: Look at properties, bought one, fixed it up, and sold it for a profit.
Coach says: You are AWSOME... GREAT JOB... YOU DID IT...

Coach says: Would you like to pay me again to tell you to do what you want to do?
I said: No!
Coaches are motivators, cheerleaders, an encourager, and acts as your best friend... as long as your paying them. The problem is, it's a job for the Coach!
My coach quit coaching shortly after coaching me because she didn't like it well enough...
Coaches are not Trainers!
Not even experts at what they're trying to teach us! Coaches take a class to learn how to be a coach; to take us through the process of Motivating us, to do what we want to do.
(Disclaimer: Based on my experience, with one personal coach, from one company, and their pool of coaches available between coaching sessions.)
A Mentor is someone who takes us under their wing and teaches us the ropes of their trade. The best Mentors do not charge a fee. Examples: Parents (number-1), school teachers, a dedicated and committed boss, acquaintances in association groups, and the alike.
The details of real estate investing are served very well by professional service providers:
Your banker can help with financing,
A Realtor can teach you about finding and buying a property,
Your CPA or Accountant can teach you about budgeting, tax strategies, and investing,
Your Attorney can teach you about contracts, your legal responsibly, and security.
There is a time and place for hiring a Coach at advanced levels; when you've already made enough money to hire a coach, from profits, and want to reach the higher limits of investing.
Apartment Associations and Investment Clubs
Do hang out with like minded people.
If you know a motivated rehabber, get to know them better. That's some of the best advice I got that I can pass on to you. Associating and networking with motivated Rehabbers and real estate Investors is something I enjoy very much!
We share our experiences, learn from each other. These are great places to "Help and Be Helped". There you'll find investor resources, education, and a motivated rehabber like me.
